AIPUT Secures Planning Permission for RP6 Warehouse at Radius Park Campus

In a significant stride towards sustainable industrial development, AIPUT (Airport Industrial Property Unit Trust) has secured planning permission from the London Borough of Hounslow for its innovative 67,000 sq ft industrial warehouse project at the Radius Park campus, Heathrow Airport. The announcement on December 7, 2023, marks a crucial juncture in AIPUT's commitment to its Net Zero Strategy, demonstrating confidence in the enduring demand for premium industrial space in close proximity to Heathrow.

The forthcoming 'RP6' warehouse represents the consolidation of two existing structures within AIPUT's expansive 16-acre Radius Park campus. The ambitious project involves meticulously deconstructing the current buildings stripping them back to their structural steel and floor slab. The result will be a cutting-edge, sustainable, and flexible single warehouse building that will also house Grade A first-floor offices, all within a highly secure, fenced location.

Designed with a pronounced emphasis on sustainability, RP6 aims to achieve an EPC A+ energy sustainability performance. Pioneering features include roof-mounted photovoltaic panels and a suite of Low and Zero Carbon technologies meticulously integrated to minimize embodied and operational carbon. Furthermore, the structure will feature large areas of sustainably sourced timber cladding, contributing to its eco-friendly design. Upon completion, RP6 is anticipated to attain a minimum of BREEAM 'Excellent' and EPC 'A+' ratings.

The unveiling of RP6 aligns seamlessly with AIPUT's overarching Pathway to Net Zero strategy, a comprehensive initiative aimed at decarbonizing the fund's operations and its entire logistics real asset portfolio by 2040.

The strategic location of the Radius Park campus ensures exceptional access to Heathrow Airport through the Perimeter Road at Hatton Cross, providing a direct link to key control posts, including the Heathrow Maintenance Base. Additionally, the campus enjoys convenient access to major highway routes, including the M25, M4, A30, and A312.

Nick Ireland, AIPUT Fund Manager, expressed his delight at the overwhelming support from the London Borough of Hounslow. Ireland emphasized the incorporation of environmental standards in the design of the new building, aligning with AIPUT's ambitious goal to decarbonize the fund's real estate portfolio by 2040.

Pending the finalization of legal agreements, AIPUT envisions the RP6 warehouse ready for tenant occupation by Q4 2024. Among the esteemed clientele associated with AIPUT's Radius Park campus are ASC Cargo, Brinks, Customs Clearance Limited, ECMS Global, and Gate Gourmet.
